Getting Out of Debt: The Prime Rule
The American Dream has been perverted. Life, liberty, and the pursuit of happiness has been cruelly warped to mean
“Toys, free stuff provided at the expense of others, and the ability to buy and do anything I want without regard for the consequences.” To fund this horrible new dream, the people who can’t convince a government program to finance it for them often turn to credit. Credit is the art of putting your future into hock for something that you probably don’t need or want and that won’t work by the time you are finished making payments.
Ick. I’ve chosen not to live my life that way. Every day, more people are waking from the consumerism fog and deciding to reel their lifestyles back in and take control of their lives. They take a look at the world around them, compare it to their check register, and realize that it’s just not sustainable. You can’t survive on credit forever. Eventually, you will realize that there isn’t enough money to continue to buy things today on tomorrow’s paycheck.
What’s the first thing you should do when you decide that a “normal” life—a life in debt—isn’t the way you are going to live your life?
Well, when you find yourself standing in a grave, stop digging. You can’t dig yourself out of a hole and you can’t borrow your way out of debt. If you want to get out of debt, you need to stop using more debt. Period.
It may seem impossible, and the people around you may try to convince you that you are crazy. It is not impossible, just time-consuming. Short of finding an insane amount of money hiding under your front step or a winning lottery ticket blowing across the sidewalk, there are no shortcuts to getting out of debt. It’s just a matter of making the payments and not using more credit.
As far as the haters, screw ‘em. They are brainwashed into thinking their unsustainable and insane lifestyle is not only normal, but necessary. You don’t get life advice in a padded room, and you don’t plan your finances with a debt-addict.
Getting out of debt is a simple process, but that doesn’t make it easy. It only has two real steps: stop using debt, and keep making the payments.
Rental Property Update
As I’ve mentioned before, we are fixing up the house we inherited in April to rent it out.
We already have renters lined up starting in February. My wife has known the couple for several years, so we’re not worried about strangers wrecking the place. We will be doing a lease, because skipping that is dumb, even if you know the tenants. They will be paying $1200 per month, plus electric, water, and garbage. We’ll be covering gas and–of course–property taxes. We’re paying the gas bill because we’re going to have most of the appliances on the repair plan through the gas company so we won’t have to worry about appliances breaking.
Those expenses will run about $325 per month, leaving $875 as profit. We’ll probably save another $200 of that to cover future vacancies and for property issues that I’m not foreseeing, leaving $675 to save and invest.
Over the summer, we have spent quite a bit of money fixing the place up.
- Dumpsters x3, $1200. Did I mention my mother-in-law was a hoarder?
- New boiler, $4500.
- Electrical repair, including running power to the garage, $1400.
- Plumbing & gas repair, $900.
- New stove & refrigerator, $1000.
- Landscaping, $2500.
- Other repairs, $8000.
So far, we have spent about $19,500 fixing this place up. There is still a bit of work left to do.
Are we done?
Crap, no.
- We have two rooms of stuff that we need to research and price individually before we sell. This includes some old cameras, typewriters, and collectibles.
- We need to buff and polish the hardwood floors that are in surprisingly good shape.
- We have to scrub the entire house. Cobwebs and mouse crap show up in interesting places when 90% of your house is buried for most of 30 years.
- We have to clean the last of the debris out of the basement. This, and some other stuff, will mean yet another dumpster.
- We have to paint walls and ceilings all over the house and the basement floor.
The to-do list will come with a price tag somewhere between $1000 and $1500.
That comes out to about $21,000 spent to make $675 per month. In just 3 years, the property will be turning a profit, then it becomes an actual profit center for us, hopefully forever. The expenses are all tax deductible, but only as depreciation, which means the cost has to get deducted a bit at a time over the course of the next 5 to 30 years.
On the other hand, we could probably sell the place for $200,000. It’s going to take 25 years of renting to make up that difference.
Can Bad Credit Cost You Your Job?
Did you know that having a bad credit history could cost you your job? An increasing number of American employers have turned to running credit checks to screen job
applicants. Some companies even evaluate existing employees on a regular basis by checking their credit reports. If you have outstanding debts, you might consider getting one of those credit cards for bad credit to clean up your report before you apply for your dream job.
Not all companies run your credit history when you apply for a position. However, if you’re applying for a job that entails working with money or valuables, it’s a safe bet that they’ll be checking your credit history. Financial institutions, brokerage companies and jewelry manufacturers all run credit checks, as do hotels, accounting firms, human resource departments and government agencies.
Companies run credit checks because they want to hire employees who won’t be tempted to embezzle company funds to pay off large debts. Some companies fear that employees who carry large debt loads are susceptible to blackmail or bribery. The federal government carries this concern even further, indicating that citizens who owe large debts are considered national security risks.
Many companies feel that your credit report gives them a sneak peak at your true character. Having a good credit history indicates that you are a responsible person with excellent character. Having a bad credit history means that you are an unreliable person of poor character. True or not and fairly or not, this is the current belief running throughout company hiring departments.
Unfortunately, you can’t relax about your credit report even after you’ve been hired for a position. Once you’ve given a company written permission to check your credit report, they can recheck it at a later date. Government and financial organizations often run periodic credit checks on all of their employees. Some companies only recheck your credit history if you are up for a promotion. It’s a good idea, therefore, to keep your credit history squeaky clean.
Keep in mind that having a couple of late payments probably won’t kill your chances of employment or promotion. Most employers look for the really big issues, such as high credit card balances, defaulted student loans, repossessions and foreclosures. Some companies also look for charge-offs and consistent late payments as well.
Steps You Can Take
Financial experts suggest checking your credit report before you start your job search. Read your credit report carefully and make sure that all of the information is accurate. If your report contains incorrect details or any unauthorized charges, dispute these errors immediately and have them corrected to raise your credit score.
If you have a host of unpaid bills, find a way to settle those debts to improve your credit history before applying for jobs. Many people turn to credit cards for bad credit consumers. These cards allow you to consolidate all of your debts into a single debt. Just don’t forget to make the payments on this card.
Be upfront with potential employers about any negative marks on your credit history. Just tell them that you have had past issues with your credit and are now working to clear up all of your debt. There’s no need to go into explicit detail.
Once you have a job, be sure that you check your credit report at least every six months to ensure it contains only correct information. Pay all of your creditors on time. Never take out any new lines of credit unless you are absolutely positive that you can pay it back in a timely manner.

Party Planning on a Super Tight Budget
I like to party.
Actually, that’s a lie. I’m too introverted to be a partier. More accurately, I like to throw two parties per year. I am also cheap frugal, so I try not to break the bank feeding fifty of my closest friends.
I have two entirely different parties. The first, known as the “Fourth Annual Second Deadly Sin Barbecue of Doom”, is a daytime party with a lot of food. The second is a Halloween party which takes place at night and refreshments are more of the liquid variety. Two different parties, two different strategies to keep them affordable.
Meat
For the Halloween party, meat consists entirely of a meat/cheese/cracker tray and a crock-pot full of either sloppy joes or chili. Quick and easy for about $20. For the barbecue, meat is the main attraction. The menu varies a bit from year to year. Last year, we had burgers, brats, hot dogs, a leg of lamb, pulled pork, and a couple of fatties. The year before, we had a turducken, but no fatties. From a frugal standpoint, the only meat mistakes were the turducken and the lamb. Neither are cheap, but both as delicious. The rest of the meat needs to be bought over the months preceding the party, as they go on sale. Ten pounds of beef, 2 dozen brats, 2 dozen hot dogs and a pork roast can be had for a total of about $75, without having to worry about picking out the hooves and hair. Fatties cost less than $5 to make.
Sides
Both parties have chips, crackers and a vegetable tray. Chips are usually whatever is on sale or the store brand if it’s cheaper. Depending on our time management, we try to cut the vegetables ourselves, but have resorted to paying more for a pre-made veggie tray in the past. This runs from $15-30.
Drinks
For kids and adults who don’t drink, I make a 5 gallon jug of Kool-Aid. Cost: About $3. For adults, I provide a few cases of beer. I don’t drink fancy beer, so this runs about $50. For the Halloween party, I throw open my liquor cabinet. Whatever is in there is available for my guests. The rule is “I provide the beer. If you want something specific, bring it yourself.” I have a fairly well-stocked liquor cabinet, but I don’t stock what I don’t like or don’t use. Part of the stock is what guests have left in the past. I don’t drink much and I buy liquor sporadically when I have a whim for something specific, so raiding the leftovers in the liquor cabinet doesn’t register on my party budget.
Potluck
While it seems like an obvious and easy way to keep costs down, I do not and will not expect my guests to bring anything. I throw a party to showcase either A) my cooking, or B) my Halloween display. I don’t charge admission. I don’t charge for a glass. I throw a party so I can have fun with the people I care about and the people the people I care about care about. I consider it a serious breach of etiquette to ask anybody to bring something. On the other hand, if someone offers, I will not turn it down.
Fun
The most important part of either of my parties is fun. All else is secondary. I seem to be successful, since reservations are made for my spare beds a full year in advance. Last Halloween, people came from 3 states.
Cost
How much do my mildy-over-the-top parties cost? The barbecue runs about $150-180 plus charcoal and propane. Yes, I use both. I’ll have 2 propane grills, 1 charcoal grill, and a charcoal smoker running all day. The Halloween party costs $80-100 for the basics. The brain dip costs another $20 and there’s always at least another $50 in stuff that seems like a good idea to serve.

Financial Pet Peeve: Fees To Receive Paper Bank Statements
Today’s post is written by Tim of Faith and Finance. It was written for a blog swap run by the Yakezie personal finance blog network to answer the question “What is your biggest financial pet peeve?“
Chances are, you’ve probably received a few notices from your bank or investment company about receiving e-statements. I’m all for getting less mail, and having online access to my statements is a really nice feature. In fact, most of my statements are online now.
So why is it a pet peeve if I LIKE viewing statements online? Here’s why: If you don’t get the online version of your statements, many places will charge you for the paper statement. My bank (which will go unnamed) pulled this very move. If you want to receive paper statements you had to pay a few dollars each year for the ‘service.’ Now I understand that printing statements costs money, but what bothers me the most is that the bank continues to send junk mail even though I opted in to the e-statements.
It seems a little impolite to say “You have to stop using paper…but we’ll keep sending you stuff you don’t want in the mail.” Each time they send me something in the mail promoting a new product or those goofy cash advance checks, I think about how much money they’re NOT saving.
***Ok ok, I’ll stop ranting. That’s what happens when you’re challenged to write about a pet peeve…you get a little excited. 🙂
Solutions to the problem
I’m a firm believer that if you’re going to complain about something, you should be willing to suggest alternatives, so here’s what I’d do differently if I were the banks.
- 1. Don’t punish for paper statements, incentivize for online statements
If you want to connect with people online and save money in the long run, provide an incentive to make the shift to online statements. Money and interest rates talk, so maybe provide $5 plus access to a higher paying certificate only available for our online banking members.
- 2. Consolidate the message.
If people want to get paper statements still, don’t charge them – instead, use the statement envelope to promote your products. The envelope is already paid for, so why not use it for marketing purposes. Now I know they’ll say, “people don’t read statement stuffers.” To that I’d say, “what makes you think they’d read a dedicated mailer then?”
Those are my two cents. Has anyone thought the same thing? How do you feel about paper statements vs. online statements?
