I’m the Bad Guy
My wife and daughters are active in a saddle club, even though we don’t own any horses. We’ve been borrowing them for shows when my girls compete.
My wife’s cousin has been trying to sell one of her horses for a few months. Because this horse has alpha-male problems, it has to be kept in a stall. Stall boarding runs $450 per month as opposed to $200 in a group paddock.
Since my girls love this horse, Cousin continually tries to convince my wife to buy it.
My wife’s response is “Jason won’t let me buy a horse, yet.” Then all of her friends get to complain about how I’m not supportive.
Uhhh, no.
We are $10,000 away from paying off truck. We’re $23,000 away from being mortgage-free. After that, we’re planning to rent out the house we’re in and buy a hobby farm.
Yes, Mr. Unsupportive is planning to uproot everything and move to the country so my wife and daughters can have horses on site.
Shame on me. I’m such a jerk.
In a couple of years, I want to buy a $450,000 spread on about a dozen acres and let my wife’s dreams come true.
Or, we could buy a couple of horses now and never have the money for a down payment.
Or, we could buy the farm now, buy the horses now, spend every last cent of our savings on a down payment, spend more than half of our income on our mortgage payment, never get ahead, and end up losing everything.
Such a jerk.
This is a case where we have to do everything in the right order, or it will all come tumbling down on our heads in a few years. If I have to be the bad guy to avoid screwing ourselves later, so be it.
My Mortgage is Smaller Than My Credit Card Balance
It’s been one heck of a spring summer for my family, financially speaking, and it turned out to be a bit more than we had budgeted for.
Here’s what we’ve done on top of our regular spending, so far:
- Remodeled both of our bathrooms(at the same time!) ($6000-ish)
- Summer camp for two kids ($500)
- Swimming lessons for three kids ($350)
- Replaced the entire air conditioning system in my car ($1600)
- Finished paying for our current round of ballroom dancing lessons($400)
- New mattress on our bed($1200)
- My wife is off work for the summer. Part time and sporadic hours when it’s not the school year.
Taken in reverse order…
Mattress
The wire frame on our mattress broke. I wish that was a complement to my prowess, but nothing was happening when it snapped. Sleeping with a jagged piece of steel poking you sucks, to say the least.
Dancing
Ballroom dancing is something my wife and I both enjoy, and it’s good exercise, so we decided to keep it up. We are officially in training for competition-level dancing, but now that our favorite place to dance is closed, we may not continue. The lessons are paid for through next spring, though.
Air conditioner
My A/C system “grenaded”. Basically, the insides decided to disintegrate and go flowing through the rest of the system, mucking it all up. And making the car undriveable. On the plus side, this hard-to-find leak I’ve been ignoring in favor of annual $75 A/C recharges is fixed, now.
Swimming, not dying
My youngest kids have never had swimming lessons and my oldest isn’t a strong swimmer. Helping my kids not drown is a good thing.
Camp
We put the down payment on camp back in February, then promptly forgot about paying for the rest of it until the deadline hit. I paused while typing this to add it to my budget so I don’t forget for next year.
The remodel
We had, at one point, $9500 set aside for the remodel, but I raided that account a few times if we went over on our monthly spending. Then, when we got the estimate, we neglected to include one of the subtotals together when we agreed to it, so the job cost more than I was expecting from the start. We still got a great price, though.
Until the tub surround didn’t come in a color we liked and could get in less than 6 weeks. So, we upgraded to porcelain tile.
And the ceiling started peeling.
And we decided to get nice fixtures, so it would be a bathroom we loved enough to demonstrate physically, for years to come.
And we noticed the basement bathroom floor tiles were loose.
So much money just poured out of my credit card.
At the moment, we have approximately $8,000 on our credit cards. That’s the highest balance we’ve carried in years. This month was the first time I’ve paid interest on a credit card since August 2012.
What’s our plan for the credit cards?
- I get a $500 bonus every month. Getting this bonus is almost entirely under my control.
- We gave our renters(two of our closest friends) a good introductory rent until their current lease expires. Their rent triples at the end of the month.
- I stopped paying double mortgage payments.
- We have some money in our emergency fund.
- We should have about $1000 left in the remodel account when the job is finished.
That’s $1500 as an immediate payment, plus about $2300 per month on top of our normal spending to pay off the cards.
That means we’ll be down to about $4300 in two weeks. When my wife gets her first full paycheck at the end of September, we’ll have the cards paid off.
Then comes the challenge of catching back up on the mortgage. Until yesterday, we were projected to pay off our house on December 1. Our current balance is $4660, with a mandatory monthly payment of $470.58. That’s about 10 months of payments. We were making an extra $520 interest payment each month, which brought it down to the December payoff date. For the next 3 months, we’re only going to be paying roughly the minimum, which means we’ll have to pay a bit over triple for November and December to be done with it this year.
I think we can do it.
How do we avoid this in the future?
With our renters paying full rent now, our goal is to pretend Linda isn’t getting paid when her work picks up again in September. We want to save or invest everything she makes, on top of the current savings. Not all of that will be long-term, and not all of it will be spendable. That saving will include things like braces for the younger kids, vacations that are more than just long weekends, and maxing out both of our retirement accounts.
That should still let us pad out our emergency fund to 4 months of expenses by spring, which is a pretty good cushion for us.
I hope. I haven’t done the math.
Slumlord Update
We’re six weeks into our new lives as slumlords. Our tenants moved in late in January for a lease that started February first.
Our tenants are paying $1200/month for a two bedroom, 1 bathroom house and 2 of the 3 stalls in the garage. This is in a first ring suburb. The house itself is a bit under 2 miles from the border of Minneapolis.
The rent is on the lower end of the curve for the size and location, and my wife has known the tenants for years.
Of the $1200 we get each month, here are our fixed expenses:
- Water/sewer/garbage: $170 per quarter
- Property taxes: $2359 for last year
That’s $253.25 per month we pay for the property.
The tenants pay gas, electric, and cable.
That leaves $946.75 in profit for us each month. Yay!
But wait.
Two days after moving in, the new boiler went out. It was a pain in the butt, but the company fixed it for free. They even loaned our tenants some space heaters, since this happened when it was -20 degrees Fahrenheit.
A couple of days after that, the drain pipes coming from the bathtub gave out. Eighty-year-old cast-iron pipes do that. $325 for that fix.
The paint we put in the kitchen is peeling? $250 and a day of painting.
Part of our project with Sammy has him maintaining the property. For the winter months, he’s been cleaning out the snow every time it falls. $425 for February and March. Welcome to Minnesota. I’m not sure this is going to be a continuing part of the property service next winter.
Sink clogged further down that we can reach with our pipe snake? $125.
3 feet of snow melting faster than the ground underneath is thawing, allowing water to seep through the basement walls? We don’t know, yet. That fix has to wait until the snow is gone.
Of the $1893.50 “profit” we’ve received so far, we’ve had to pay out $1125. Of the remaining $768.50, we’re setting aside $500 per month for future repairs, which we expect to keep making for at least a few months.
Hooray for a -$231.50 profit! It makes all of the work for the last 10 months worth it.
30 Day Project Update – January
For those who don’t remember–or are just tuning in–I am doing a 30 Day Project every month this year, sometimes two. For the month of January, I am doing two projects. I am waking up at 5AM every day, and I had planned to read to my kids every night before bed.
Waking up hasn’t been that difficult. I’m tempted to snooze the alarm, but I haven’t done that yet. My routine has been to wake up at 5, watch or read the news until I am fully awake, have breakfast, get ready for work, read all of the websites I follow in Google Reader, then get the kids ready. Until this month, my routine was to get up at 6:30, rush to get ready, rush more to get the kids ready, head out the door. This has been more relaxing and it let’s me start my workday fully awake, which wasn’t happening before. I’m hoping to get some writing time in there and next month, exercise time. The interesting thing is that I haven’t adjusted what time I go to bed by much, so this has actually added 90 minutes to my day.
It’s been interesting. I’m dead tired at 9PM, but I’m surprisingly wide awake by 5:30. It hasn’t been nearly as hard as I had feared. I’m looking forward to spring, when I can greet the sunrise.
Reading hasn’t gone as well. At the beginning of the month, I told the girls I would read to them every night. We started out wonderfully. Then, the real world came in uninvited. I had a meeting at school that ran late. My son’s wrestling season started. Things just kept getting in the way of a bedtime story. The solution? We modified the deal. It’s not a bedtime story any more. I am reading to the girls whenever there is time. I may not be home at bedtime every day, but I am certainly home at other times. We’re making it happen, even if it’s not exactly as planned.
It’s just a demonstration of the old rule: Life is what happens when you’re busy making other plans. A small amount of flexibility has turned a potentially failed goal into happy family time. It’s still a win.

Decluttering the House – April 30 Day Project Update
My 30 Day Project for April is to declutter my entire house. That’s every room, every dresser, every drawer. We’ve got 12 years of jointly accumulated clutter.
Our progress so far has been wonderful. The main level of our house is almost done.
In our daughters’ room, we put in bunk beds and pulled out a dresser. With the crib, changing table, and toddler bed removed, they actually have room to play on the floor. Their closet has been emptied and repurposed as scrapbooking and blanket storage. Cost: $140 for the bunk beds.
Our son’s room has had a dresser, a desk, and a bed replaced with a loft bed. Even with the 6 foot tall monstrosity of a bed, his room looks so much bigger. We still have to clean out his closet, which is mostly artifacts of a business we no longer have, leftovers from when his bedroom was our office. Cost: $260 for the loft bed.
Our room was depressing. Never dirty, but oh-so-full. The closet was jam-packed. The top shelf was full of towels and sheets. The closet rod couldn’t fit another shirt. There was a modular shelving system on the floor of the closet–full. We had three full dressers. The headboard has 5 foot tall cabinets, half of which were full of makeup and jewelry, the other half with books. Now, there is 1 empty dresser. It belonged to my great-grandmother, so it’s going to the shop to be refinished, instead of the garage sale to be sold. Another dresser has spare room in it. There’s no need to rearrange the cabinets to get to anything. The closet is less than half full and there is almost nothing on the floor of the closet. Gear for my side-line business is stored out of sight and out of the way. This is so much more relaxing.
We’ve tackled the kitchen, except for 1 cabinet, which is mostly cookbooks and booze. That will be fun to clean out.
Our front closet was worthless. It was so full we put hooks on the outside of the door to hang our coats. We pulled out a dozen coats we never wear. At least 20 pairs of shoes, some belonging to roommates gone 1o years. We can actually use the closet now. The shoes and boots all have homes. Our coats all fit…inside.
We have 1 closet and 1 cabinet left to address on the main level. There are also 3 small rooms in the basement that need to be gutted–the laundry room, the family room, and a room that has been designated for storage and the litter box. The last one will be the hardest. It’s full of remnants of hobbies past and failed ventures. I’m expecting some fights, flowing every possible direction.
In the process, we’ve filled our dining room with stuff for our garage sale…twice. It’s all getting priced and boxed as we go through it. We thrown away anything we won’t be able to sell. We’ve done all of this with the mutual understanding that nothing is coming back in the house. After the sale, it will be donated or sold on Craigslist, but it won’t become a part of our lives again. We are successfully purging so much. The “skinny clothes” are gone. When the time comes, they’ll be replaced. In the meantime, they can be put to better use on someone else. Hobbies that never took, games that are never played, it’s all going. We are getting down to the things that are actually used and useful.
It’s interesting to note that the process is getting easier as the month goes by. My Mother-in-Law is a hoarder. Those habits get passed down, but what was originally a source of stress has turned into a pleasant chore.
The most wonderful discovery of all? It turns out we don’t need a better storage system, we just need less stuff.
