Winning the Mortgage Game
There’s a game that’s often mistakenly called “The American Dream”. This game is expensive to play and fraught with risk. It single-handedly ties up more resources for most people than anything else they ever do.
The game is called Home Ownership.
At some point, most people consider buying a house. On the traditional, idealized life-path, this step comes somewhere between marriage and kids. That’s usually the easiest way to organize it. If you have kids first, you’re much less likely to buy a home. This is a game with handicaps.
Once you get to the point where you are emotionally ready to invest in the 30-year commitment that is a house, your first impulse tends to be to rush to the bank to find out how much money you can borrow.
That’s a mistake. If you take as much as the bank will qualify you for, you’re most likely to overextend yourself and end up losing your house. That’s the quick way to lose the home ownership game.
The best thing you could do is figure out how much you can afford before you visit a bank. Conventional wisdom says that your mortgage payment should be no more than 28% of your gross income, but that’s absurd. Who builds their budget on their gross income? I like 28%, but only of your net income. To make the numbers easier to remember, I’d round it to 30%. If you take home $3000 per month, your mortgage payment should be no more than $900 per month.
From there, it pretty easy to figure out how much house you can afford. Using this e mortgage calculator, you’d be able to afford a mortgage of $175,000 if we assume an interest rate of 4.5%. Throughout most of the United States, that will buy you a reasonably sized home, though certainly nothing ostentatious. Clydesdale Bank also has an excellent loan calculator.
Some people like to start out with an interest-only loan. That same emortgage calculator shows that an income of $3000 per month would be able to afford a $240,000 with almost the same payment. That seems like a good plan, but eventually, you’ll have to pay more than just the interest. Taking out a loan that will one day be more than you can afford on the assumption that you’ll be making more money by then is not sound financial planning. That’s the same logic that helped me bury myself in debt.
When you buy a house, make sure to base your payments and your mortgage on what you can realistically afford. Anything else, and you’ll only end up poorer and less happy than when you started.
Sammy’s Story, Part 2
For those of you not following along, please read the previous installment of Sammy’s Story. The short version is that we’re thinking about helping someone launch a small business and put “at risk” teenagers and young adults to work.
Sammy called me a couple of days ago. He wanted to discuss working for some of the tools and toys he saw at my mother-in-law’s house and he said he had something to show us. When I picked him up, he had a leather portfolio-style notebook and looked excited.
When we got to the house, he opened up his notebook and handed me two pieces of paper. He said that the idea of being able to launch his business had him so excited that he couldn’t not do anything. He had handed me a landscaping plan and materials list for fixing my mother-in-law’s yard.
We talked about the landscape plan, the business plan, and my wife’s old skateboard, then he had to go. Last night was one of the nights he met “his” kids at a community center.
On the way to the community center, we stopped by his apartment, because he wanted to show me pictures of his kids, and his grandkids, and his foster mother. He told me about his mother dying when he was 13 and his father dropping him with an aunt before disappearing. He was nearly in tears when he asked how some strange white guy could see more in him than his own family did.
He told me about how the money he made working with me had put food on the table of the 14 year old he brought with–a 14 year old who is eager to work more. It paid the weekly rent for one of the other workers and contributed to the rehab of Sammy’s ex. The little bit we’ve done has already touched the lives of dozens of people.
We talked about the way he hates rap. Not because of it’s musical value, but because it’s building a culture that considers women to be nothing but “bitches and hoes” while convincing kids that the only way they can improve their situation is to land a recording contract. Those are the kids he wants to teach to take care of themselves and build their own lives.
Finally, he asked me for my honest opinion about his landscaping plan.
I said, “Sammy, that clinched the deal. I was leaning towards helping you, but now it’s definite. I know you’re serious, so we’re going to make this happen.”
He’s got no idea how to handle taxes, payroll, or insurance, and he has no tools, but we’re going to jump in with both feet.

It doesn’t matter if you are buying a home for the first time or refinancing an existing loan. Your credit score matters. You need to start doing some research now if you want to secure a loan with a really low interest rate. This involves taking the time to see what credit scores traditional lenders are looking for and doing the work necessary to qualify for this loan. Your credit score will make a big difference in determining if an investment property purchase is a profitable endeavor or one that winds up costing you money. It will depend heavily on what kind of loan your credit score allowed you to negotiate.
Make the Choice
Once you know how much you will need and exactly how much you will be paying out over the life of another mortgage, you can decide whether you want to refinance your current home loan to get another one. Adding on another huge debt to an existing one is a big risk. Make sure to think it through fully before jumping in.

Noun: The fraudulent practice of sending e-mails purporting to be from legitimate companies in order to induce individuals to reveal personal information, such as credit-card numbers, online.
Have you ever gotten an email from someone claiming to be a Nigerian prince trying to smuggle money out of the country, or the administrator of the South Sudanese lottery commission?
The emails tend to be similar. You’ve won the lottery, but need to pay the transfer fee and applicable taxes before the money can be sent, and by the way, they need your checking account information to transfer the money out of your account. Or, the elderly wife of the Reverend Saint Whateverhisnameis has the entireGDPof some small African country in her bank account that her dear, departed husband stole honestly, and she needs a trustworthy soul in the States to accept the transfer and your reputation proceeds you.
Yeah, people still fall for it. It’s called Financial Darwinism. Only the strong shall retire.
Yesterday(as of this writing, not as of your reading), I got my first-ever phishing phone call.
The conversation went something like this:
Worthless scum scammer: Hello, you’re schedule to receive a delivery at10:30 this morning and I need to verify your information.
Me: What delivery?
WSS: Is this Linda, L-I-N-D-A?
Me: Yes. (Please note, I am very much a guy and clearly sound like it.)
WSS: You buy international. I’m scheduling delivery. Are you at (lists house number correctly, but no street or city).
Me: What’s getting delivered?
WSS: A brand new Mercedes.
At this point, I wanted to play, but I had to get to work, so I hung up.
Worried that I may have made the wrong decision, I called my wife to see if she made a side trip to buy a luxury car while she was running errands last week, but she said she didn’t. I’m not sure I believe her. I think that it may have just slipped her mind.
It’s worrisome that some scammer call-center in Nigeria is buying lists of potential marks in theUS and calling them. I much prefer my scammers to send emails.

Choosing the Best Term Life Insurance

Term life insurance is arguably the simplest form of life insurance offered by companies today. It is a dramatically different policy than universal or whole life plans. The latter tend to charge policyholders much higher premiums over the lifetime of their policies. However, whole life plans remain in effect for the lifetime of the insured, until death occurs or the policy is cancelled. On the other hand, term life insurance policies last for a fixed length of time, and the periods usually range from five, 10, 15, 20, or 30 years. With a term plan, the premiums you will pay are much lower, and if you pass away during the term of your policy, your beneficiaries will receive a full death benefit from your plan.
Types
Term life insurance generally falls into one of five different categories. Level, decreasing, renewable, return of premium, and convertible are the five kinds of term life insurance policies that companies typically offer their customers. The best method for selecting term life insurance is to consider your amount available to spend along with your age in order to decide which variety is the best fit for you and your family.
If you choose level term insurance, you will get a predetermined dollar amount of coverage for a set length of time. You will enjoy low overhead and you will have peace of mind knowing that your premiums will never fluctuate with the vicissitudes of the market. The predictability of a level term plan is perhaps the greatest feature of this type. Another type of term life insurance is decreasing term life insurance. It is strikingly similar to a level plan, and the only real variation is the amount of money your beneficiaries will receive if you die. With a decreasing term plan, the amount of your death benefit decreases over time. A good reason for choosing decreasing term life insurance is having small children. You know that you need the money more now while they are young, so paying less for life insurance in the short term is a good idea.
A convertible term plan is a hybrid. It lets a policyholder change their existing term life policy into a whole life plan without facing hefty penalties for doing so. Another option, a return of premium term life insurance plan, is very similar to level term plans. The major dividing factor between the two is that a return of premium plan actually gives back all the money paid in premiums to the beneficiaries if the insured dies during the term of the policy. It’s best to pick this plan if you want coverage for your family but you death is highly unlikely to occur during the term of your policy.
How to Qualify?
The uniting thread between most term life plans is that you are required to fill out a formal application first, and then you must pass a physical exam so that you may qualify for life insurance coverage. Additionally, most life insurance plans force you to repeat the exam each time you choose to renew your policy. However, if you choose a type of term life insurance called renewable term life insurance, you are allowed to bypass this stipulation entirely, so you can score some massive savings on premiums you will pay in the future. It’s best to choose this type of term life insurance if you are already older, or if you have health conditions that you expect to get dramatically worse during the term of your plan.
During the medical exam, your physician will take a full and extensive medical history from you. This is so that the insurance company can get a complete and accurate picture of your health in order to assign you the right amount of premium for your plan. Next, the insurance company will consider your motor vehicle record. This is so the insurance company can get a feel for whether you pose a big enough risk on the road to have a high likelihood of an accident that may cause your death and end your policy.
Then, your doctor may ask you other health and lifestyle questions if the life insurance company requires him or her to do so. You will need Attending Physician Statements (APS) that certify your answers and the results of your medical tests were true and accurate to the best of your knowledge. You will also need Medical Information Bureau (MIB) reports for your application as well as corporate documents if you are applying for business coverage. After you have submitted all of these materials, your insurance company should be able to render a decision about whether they will award you a term life insurance policy, as well as how much your annual premiums will cost you.
