So You’re Getting Evicted…
Last week, I had the opportunity to visit eviction court, though not for anything having to do with my properties.
It was an interesting experience. Eviction court is a day when nobody is at their best. Landlords are fighting to remove bad tenants, sometimes questioning their desire to be a landlord, while tenants are fighting to keep their homes, often with no backup plan. Occasionally, you get someone who just wants to get out of their lease because the landlord is a creepy peeper who digs through the dirty laundry.
Nobody goes to eviction court in a good mood.
If you ever find yourself in eviction court, here are some things to remember:
Everyone
- If you don’t show up, you lose. Period. Landlord or tenant, judges don’t like waiting around. You will get the worst possible outcome if you stay home.
- The first day is a hearing. The judge will either accept a settlement between the two parties, or he’ll check if there is a valid reason for a full trial. The trial will be schedule for another day. In Minnesota, that happens within 6 days of the hearing.
- Don’t make faces at the other side while they are talking to the judge. Do you want to go to jail for being a smartass? It’s called contempt of court.
Landlords
- Fix the mold, rot, and other habitability issues. You’ll have a hard time getting your rent back if you are a slumlord forcing your tenants to live in a biohazard.
- If you’ve got an automatically renewing lease, don’t file the eviction notice with the renewed lease for violations that happened under the old lease. If you do, you’ll be handing a win to your tenant.
- Make sure you lease has an eviction clause. If it doesn’t, you may not have the right to kick out your tenant for any reason.
- Your tenant’s dirty underwear is not a toy for you to play with. Creep.
Tenants
- Pay your rent. If you are withholding rent to get something fixed, you’ll be expected to put that in escrow the day of the hearing, so don’t spend it on vodka or a new stereo.
- Read your lease and the filing. It may have a backdoor that lets you escape the eviction.
- Try not to get evicted. An unlawful detainer can make it hard to rent again for a couple of years.
- Dress nice. I’m amazed by how many people showed up in ratty jeans and uncombed hair. Look professional. The judge will appreciate the effort.
All in all, it’s best if landlords and tenants try to keep each other happy. The whole business relationship will go much smoother if you do.
Making the Most from Your Home Theatre with Window Treatments
Once upon a time home theatres were only reserved for the rich and famous – the equipment and rooms necessary were just far too expensive for your Average Joe. The above solution assumes that you actually want a bit of natural daylight streaming into your home theatre. Of course, some people might not want to rely on this.
It’s these instances where a more traditional treatment enters the picture, like a blackout blind. As the name suggests, these are able to eradicate all natural light that would otherwise be flowing into the building, to leave your room blanketed in darkness. In other words, your home cinema has just mimicked the setting of the traditional high-street cinema. It doesn’t get much better than that, does it?
Depending on the type of room that your system is based in, there are other options. For example, a lot of people decide to install their home cinemas in the basement, completely out of the way from the rest of the house. In these instances, where the room temperature tends to drop, it might be worth considering a blind that can retain some of the room’s thermal efficiency. Insulated shades are one of the best choices and do exactly as their name suggests.
Already, the window treatment options for your home cinema are starting to become endless. As you’ve probably been able to see, this is a room which relies heavily on its blinds or curtains and making the wrong choice can ruin your whole viewing experience. Just ask yourself what you actually want from the room, and what the room requires. Answer these two points and your home cinema will be the real deal.
The Benefits of Ignorance
For years, we had a sweet deal with day care. We had three kids and we were the only family with three kids, so we got a bulk discount that essentially made my oldest free. Compared to the regular price, I think we were paying about ten dollars a week for him to be in daycare, which was great, since he was only there before and after school.
Then he aged out of daycare, and we lost our sweet, sweet deal.
Then the prices went up across the board.
We lost the sweet deal, and then the price went up and our youngest hit the next age bracket.
On the price sheet, the age brackets went from birth to 1, from 1 to 2, and from 2 to kindergarten. I made the mistake of interpreting that to mean that her fee would change when Baby Brat turned three, not when she turned two. I’ve been making that mistake since December when the price went up.
A few weeks ago, I dropped off the kids and forgot to pay for the week, so my wife paid when she picked up the girls. When my wife picked up the girls, she noticed that we hadn’t paid. She had no idea how much we needed to pay because she has never been the one that’s been responsible for making the payments.
Our provider added up the cost and found it was $15 per week less than we’d been paying.
When I balanced the checkbook the following weekend, I noticed that she paid less than our normal rate. We called daycare and now we’re making up for the last 17 weeks of overpayments by paying less each week. We’re paying about $65 less per week. When we’re caught up, we’ll be paying $60-75 less per month, depending on the month.
All due to sweet, sweet ignorance. Ignorance really can be bliss. Sometimes when you know what’s going on, you just assume that you’re making the right decision and you’re afraid to ask questions for fear of looking stupid. If you don’t know, and there’s nothing you should have known, and it’s possible to save quite a bit of money by just acknowledging the fact that you don’t know.
Also, lesson learned: If you’re not sure, ask! Don’t assume when there’s a chance your assumption could be costing you money.

Got some unused video games ready for the bin? A DVD that you kids received for Christmas and never watched? An old CD they don’t like to listen to anymore?
