Consumer Action Handbook

The book covers topics ranging from banking to health care to cell phones to estate planning. It covers both covering your butt in a transaction and filing a complaint if things go poorly. It explains the options and pitfalls involved in buying, renting, leasing, or fixing a car. You can learn about financial aid for college and maneuvering through an employment agency. And more. So much more.
I’m not sure if you’ve noticed, but I spend quite a bit of time explaining scams and how to avoid them. This book has provided some of the source material for that theme.
It’s 170 pages on not getting screwed, either through fraud or ignorance. Every house should have one. Really, the list of consumer and regulatory agencies alone is worth the price of admission, which–if I wasn’t clear earlier–is $0.

Net Worth Update
I looked back at the spreadsheet I use to track my net worth, and realized that I have been filling it out quarterly, though I can’t say that has been on purpose. Apparently, I get an itch to see my score about four times per year.
This quarter is the first time in a long time that my net worth has dropped. We got our property tax statements last week and found out that our houses have dropped a combined $21,700. Since we’re not planning to sell, that doesn’t matter much.
What’s interesting to me is that, even though our property values dropped $21,700, our total net worth only fell $10,567. We’ve been hustling trying to get the Tahoe paid off. It’s going a little bit slower than I had hoped, but it’s progressing nicely.
I do feel good that, even if I would have been focusing on my mortgage, I still would have lost the mortgage race. That means my misplaced priorities of acquiring more debt to snatch a fantastic deal didn’t cost me the race. Now, I’ll be forced to take a vacation in Texas, coincidentally in the same town as my wife’s long lost brother. I think we can make that work.
I rounded off the credit card and vehicle totals because one is used every day and paid off every month and the other has a steady stream of money getting thrown at it, so the numbers change often.
All in all, I don’t have any room to complain. I am looking forward to paying off the truck and focusing on the mortgage. We could swing quadruple payments, which would pay off the house shortly after the new year starts.
Selling Your Home: The Real Estate Agent
If you are not able or willing to sell your home yourself, you’ll need to find a real estate agent. A realtor is someone who deals with all of the hassles involved in selling your home in exchange for a fee of up to 7% of the selling price.
The hassles include marketing, an objective price analysis, advertising on the internet and in newspapers, providing a yard sign, negotiating the sale price, reviewing and filling out the contracts, and navigating the entire process for you. The aren’t meaningless duties, so make sure you are getting what you pay for. You need to find the right realtor for you.
The key to to ask questions, particularly the right questions. You can ask the wrong ones if you’d like, but they tend not to help much.
Helpful questions include:
- “Can I call your previous clients?” If the answer is no, run away! If the answer is yes, get the list and call them.
- “Have you sold any homes near here recently?” Get the names and numbers of the customers and call them. Find out how it went and what they wish would have happened differently. If the realtor hasn’t sold nearby homes recently, keep looking.
- “Will you put your sales strategy in writing?” If it’s not in writing, you may be left paying the full commission, without getting the full promised service.
- “What will you tell a potential buyer that wants to negotiate?” Make sure you and your realtor are on the same page.
Now for some secrets that realtors will not volunteer.
- The selling fee is negotiable. If you live in a popular development, or if nearby homes have sold quickly, you should be able to get your fee reduced a couple of points.
- You don’t have to sign an exclusive listing agreement. With an exclusive agreement, you will pay the realtor a fee if the house sells. Period. With a non-exclusive agreement, you can list with several agents and only pay the one who actually sells your house. If you find the buyer, you won’t pay a selling commission at all.
Selling your house can be intimidating and realtors are there to make the task easier for you. Have you had any problems with real estate agents?
Business Failure: Learn From My Mistakes
I am a failure.
Ten years ago, I started a small web-design company with a friend. I had a larger-than-average stack of geek points and the ability to build a decent website.
We lacked two things.
- Design talent. For me, design–whether graphic, web, or print–is a very iterative process. I build something, even if it’s crap, and incrementally improve it into something good. I understand the technical details of good design, but lack that particular creative spark.
- Sales skill. I’m an introvert. As such, sales–particularly the act of initiating a sale–doesn’t come naturally to me. I’m bad at cold-calling and door-knocking. This was supposed to be my partner’s responsibility. As it turns out, his main talent was convincing me that he had one.
In short, we were trying to launch a tech company on a shoestring budget with nothing but technical skill.
The missing elements doomed us. We never had more than a couple of customers and eventually surrendered to the inevitable.
Ah, well. My investment was time.
The time investment came with some valuable lessons.
- Get complementary talent. You have weaknesses. Find partners who are strong where you are weak and weak where you are strong. That guarantees every will realize actual value in the partnership. The whole will be greater than merely the sum of its parts.
- Hire the skills you need. Make an honest assessment of your talents and skills. Do the same for your partners. If that talent pool is lacking something you need, buy it. If you need a graphic designer, a writer, or a marketer, spend the money to get it. If you lack something truly necessary, your business will stagnate.
- Learn the skills you need. Sales is a learnable skill. So is almost everything else. Even if you lack the talent and won’t be doing the work, you need to have a solid understanding of the skills necessary to run your business. Fluency isn’t necessary, but understanding is. Learn about the principles of good design, the art of cold-calling, and whatever else you are going to be relying on others to handle.
Starting a business can be rewarding, both emotionally and financially. I’ve never let myself be limited to just one income stream, but I try not to let my emotional investment cloud my judgment. Do things right and you’ll stand a better chance of making your business a success.
