Family Bed: How to Make It Stop

For years, my kids shared my bed.
When my oldest was a baby, I was working a graveyard shift, so my wife was alone with the baby at night. It was easy to keep a couple of bottles in a cooler by the bed and not have to get out of bed to take care of him when he woke up once an hour to drink a full bottle.
Then he got older. And bigger. And bigger.
We tried to move him to his own bed a few times, but it never worked well. He’d scream if we put him in a crib, so we got him a bed at 9 months old. That just meant he was free to join us whenever he woke up. Brat.
We finally got him to voluntarily move to his own bed after his sister was born. Shortly after she was born, I woke up to see him using her as a pillow. To paint the proper picture, this kid is 5’9″ and wears size 12 shoes. At 11. When I woke him up to tell him what he was doing, he decided to sleep in his own bed.
Method #1 to get your kids in their own bed: Have kid 1 try to crush kid 2 and feel bad about it.
Method #1 isn’t a great solution.
Soon, baby #3 showed up and we had 2 monsters in bed with us again. Once they started getting bigger, it became difficult for the 4 of us to sleep. We tried to get them into their own beds. Unfortunately, even as toddlers, my kids had a stubborn streak almost as big as my own. Nothing worked.
Eventually, they got big enough that I was crowded right out of the bed. At least we had a comfortable couch.
Sleeping on a couch gets old.
When the girls got old enough to reason with, we had a choice: We either had to find a way to convince them they wanted to sleep in their own room, or we had to have a fourth brat for them to attempt to crush at night.
We went with bribery. Outright, blatant bribery.
We put a chart on the wall with each of their names and 7 boxes. Every night they slept in their own beds, they got to check a box. When all of the boxes were checked, they got $5 and a trip to the toy store.
It took 10 days to empty our bed and it’s been peaceful sleeping since. That’s $5 well-spent.

The Obligatory Thanksgiving Post
Tomorrow is Thanksgiving. Tomorrow is also Thursday, and I don’t post on Thursdays, so I’ll be posting about Thanksgiving today.

Thanksgiving is a day to be thankful for–first and foremost–capitalism.
When the Pilgrims first landed, they set up a communal farming arrangement, figuring that a good Christian community could take care of its own. From each according to his ability, to each according to his need, and all that. Everyone worked for the good of everyone else, so everyone benefited, right?
The Pilgrims, like every other group that has ever advocated communism, neglected to consider human nature. If you have no incentive to work, you don’t. If sleeping in and making babies still gets you fed and clothed, why work?
On the other side, if you work hard, only to see your hard work go to benefit your lazy neighbor, sleeping in and rattling the headboard, but never doing anything productive, why bother?
It didn’t take long for the Pilgrims to notice this tragedy of government wasn’t working.
The strong, or man of parts, had no more in devission of victails and cloaths, then he that was weake and not able to doe a quarter the other could; this was thought injuestice. The aged and graver men to be ranked and equalised in labours, and victails, cloaths, etc., with the meaner and yonger sorte, thought it some indignite and disrespect unto them. And for mens wives to be commanded to doe servise for other men, as dresing their meate, washing their cloaths, etc., they deemd it a kind of slaverie, neither could many husbands well brooke it. Upon the poynte all being to have alike, and all to doe alike, they thought them selves in the like condition, and ove as good as another; and so, if it did not cut of those relations that God hath set amongest men, yet it did at least much diminish and take of the mutuall respects that should be preserved amongst them.
It didn’t take long before nobody was working. Neighbors resented each other, because everyone had a right to the work of the other, with no need to compensate each other. That’s a case of “I’m starving because you aren’t working hard enough, but it’s not my fault you’re starving.”
At one point, the production of the colony was down so much that the colonists’ ration of corn was just 4 kernels per day. That’s how you kill a colony.
But they learned from their mistakes before they all died.
Yet notwithstanding all those reasons, which were not mine, but other mens wiser then my selfe, without answer to any one of them, here cometh over many quirimonies, and complaints against me, of lording it over my brethern, and making conditions fitter for theeves and bondslaves then honest men, and that of my owne head I did what I list. And at last a paper of reasons, framed against that clause in the conditions, which as they were delivered me open, so my answer is open to you all. And first, as they are no other but inconvenientes, such as a man might frame 20. as great on the other side, and yet prove nor disprove nothing by them, so they misse and mistake both the very ground of the article and nature of the project. For, first, it is said, that if ther had been no divission of houses and Lands, it had been better for the poore. True, and that showeth the inequalitie of the condition; we should more respecte him that ventureth both his money and his person, then him that ventureth but his person only.
The slavery of working for the benefit of others didn’t work, unless you were “theeves and bondslaves”. Then, it was great, living off of the sweat of others.
To make a long story short, the starvation ended when the Pilgrims were given parcels of land and told they could keep what they built from it. They went from the edge of extinction to being prosperous in a short time. The old and weak were cared for, not by the governor’s decree, but by the generosity of their neighbors.
Everybody in the colony won.
Selling Your Home: For Sale by Owner

When you’re preparing to sell your home, your first instinct is often to rush straight to a realtor. There are benefits to using a trained real estate agent, but it isn’t always necessary.
The biggest motivation to skip the realtor is avoiding the fees, which can run as high as 7% or more in some places. What does that 7% get you?
First, it gets you experience. Realtors know which hoops you have to jump through, from both a legal and a marketing perspective. Do you need an inspection? How much of your stuff should you move to storage? Are you comfortable with high-dollar negotiations?
Time is another critical item in the fee. Do you have a minimum of an hour to dedicate to advertising and screening potential buyers? Every day? Do you have a flexible schedule to show your house at times convenient for the buyers?
The third element is access to the Multiple Listing Service(MLS), which lets other realtors see your home listing. There are alternative listing services you can use, but none are as widely know as MLS.
There are some good reasons to use a realtor, but none of that means you can’t sell your home yourself. FSBOs are done every day.
If you are nervous, your local community education program may have a course on selling your home yourself. These courses are usually very affordable.
Some tips:
- Be objective about pricing. Look at the selling price of similar homes in the area, NOT what your dream price is or how much you have spent on improvements.
- Always keep your home ready to show. Keep the dishes done, everything put away, and the floors mopped. The “lived-in” look will not help your house sell.
- Keep track of the potential buyers. Put the name, address, phone number, and any identifying notes in a spreadsheet so you can follow up later if your house doesn’t sell.
- A bid is not binding. Don’t stop advertising until you close on the sale.
- Make a fact sheet and blank purchase agreement that potential buyers can take home.
- Hire professionals where necessary: lawyers, inspectors, and closing agents.
Selling your home yourself can be intimidating, but it is a job you can tackle yourself for a significant savings. Would you try it?

The Evils of a Reverse Mortgage
Picture it: Sicily, 1922.
Sorry, wrong channel. Let’s try again.
Picture it: 20, 30, 50 years from now. You’re old. The money you’ve been failing to save so you could stock up on Fritos and obsolete video game consoles(to survive the zombie apocalypse in style) would come in handy about now, since the end of the world never happened. Note to self: Never trust an ancient Mayan.
You’re 70, with no savings and no income aside from the Social Security check that hasn’t been adjusted for inflation since the Palin(Bristol) administration.
But you own your house and that nice young man down at Yersk Rude Bank recommended a reverse mortgage. That could give you all of the money you need to live a comfortable retirement and pay for a bit of a funeral.
Right?
Nazzofast.
Of all of the possible social security strategies, this is one of the worst.
What is a reverse mortgage?
In a traditional mortgage, you’re given a chunk of money guaranteed by your home. You have to pay that money back over time, or you’ll lose your house. In a reverse mortgage, you’re still converting your home’s equity into cash, but you don’t have to pay it back until you die or move, including moving into a nursing home. You are effectively abandoning future-house in exchange for now-money.
Who qualifies for a reverse mortgage?
If you are 62 or older, and live in a home you own, you qualify. Credit and income are not considered.
Why would you want a reverse mortgage?
If money is tight and you have no prospects, a reverse mortgage may be a valid consideration. A better consideration would be to take out a traditional loan and make monthly payments out of that lump sum, or sell your house outright and move someplace more affordable.
What are the downsides of a reverse mortgage?
You lose your house. Technically, your heirs lose your house. A reverse mortgage becomes due when you die. If your heirs can’t cover the loan, the house will be foreclosed. Also, this is a loan. It accumulates interest, even if you aren’t paying it back. If you borrow $200,000 and die in 10 years, your estate may owe $400,000 on the reverse mortgage. If this is a treasured family home, losing it could come as a shocking blow at a time when your family would already be reeling from the loss of, well, you.
What if you really don’t like your heirs?
I’d still recommend getting a traditional mortgage. You can throw a killer party and then, you’ll rebuild equity over time. That way, if you live longer than you expect, you can refinance and throw another killer party. If you go this route, don’t invite the kids, but be sure to hire a videographer so they can see how you’re spending their inheritance.
I’m not a banker or a financial advisor, but I’d recommend against a reverse mortgage in almost all circumstances.
